INTEREST RATES We want our borrowers to understand how the interest rate on their loan is determined. We are both mortgage broker AND banker. We search for the best rate and terms that match our borrower's objectives. We do business with nearly one hundred different wholesale lenders, and each has numerous loan programs, allowing us to choose from hundreds of options for our borrowers. Market interest rates for Real Estate loans are determined by many factors. Some of these being the economy, the perception of what direction the economy is headed (inflation or depression), the global economy and the amount of funds available for investment in Real Estate Loans vs. other investments. The borrower's rates will often depend upon Loan-To-Value (equity), credit and job history, as well as the type of property being financed. We offer full disclosure, direct access
to our Wholesale rates, and the experience and knowledge to assist our
borrowers in obtaining the BEST program for their objectives. We do not
sell interest rates; generally the interest rates available to us from
our wholesale lenders are the same rates available to hundreds of other
brokers and lenders. We sell service, honesty and borrower education.

Interest rates change on a daily basis, and sometimes we have mid-day rate changes. As the borrower, your rate is set when you "lock in" a specific rate for a specific length of time. Your loan must close and fund within this time period or you loose your lock. One of our jobs is to help you the borrower determine the best day or day of the week to lock and the proper time period to lock in for. |
